Role Summary

Under direction of the Post Facility Manager the SRP Lead is responsible for managing the site residential properties in compliance with British government guidelines and relevant health and safety legislation. This role will provide on management of the leased property portfolio within allocated resources. This role will ensure that the sites operation complies with relevant building statutory requirements and build good working relationships with various people such as council members residents and team members.

Responsibilities

The SRP Lead will be responsible for:

Management of leased residential properties and building and maintaining internal and external stakeholder relationships

Provide advice assistance and recommendations in relation to the local leased residential property market

Provide assistance to incoming and departing staff on residential property matters and act as liaison with real estate brokers

Prepare lease documentation as required

Maintain electronic records on residential property matters including up-to-date lists of service and maintenance suppliers

Ensure that staff residential properties offer suitable amenities and security for staff and their families that meet established HSE regulations and client standards

Ensure relevant contracts are in place for planned maintenance and delivery of services

Oversee general upkeep and emergency/crisis management plans; communicate with Post Facilities Manager and other team members as necessary identifying any problems or issues

Deliver high standards of customer service and being responsive to staff needs and requests

Assist with other duties such as logistical support for official visits including coordination of resources as required

Assisting and managing SRP team members toward exceptional SRP services

Overseeing and handling SRP work orders with agreed SLA on Corrigo system

POE rolling forecast and payment application.

Manage SRP agency and ensure proper processes are followed up and proper behavior abided.

Provide vendor/agency performance review with Procurement team at the end of each fiscal year by giving feedback and providing any evidence.

Act as back up for Post Facilities Manager in case of emergencies or needed

Core Competencies

The SRP Lead will demonstrate the following competencies:

Knowledge of Health and Safety standards fire and electrical safety

Knowledge and skills in Microsoft Office software and residential property management software

Understanding of relevant building statutory requirements

Strong organizational skills with good attention to detail and an ability to work independently; including the ability to manage competing priorities meeting deadlines and respond to challenges

Strong oral and written communication skills in English and Japanese and the ability to liaise effectively with contacts from a range of backgrounds

Strong analytical and decision-making skills

Organized and able to effectively deal with challenging situations with strong customer centric approach

Resourceful professional and friendly

Experience University degree or equivalent qualification

3 years experience in residential property management or related role

Work Location: Chiyoda-ku Tokyo
Smoking Policy: No smoking on premises (designated smoking areas available)

Working Hours: 9:00 AM to 6:00 PM (hours may vary when working at client sites)
Flexible Work Hours: Core hours apply
Remote Work: On-site attendance required (Remote work requests require consultation)
Holidays: Two days off per week (Follows Japanese calendar)
Base Annual Salary:-
(The above is an estimate only; the final amount will be determined after the interview based on skills and communication abilities)
Overtime Pay: Included. Fixed overtime pay (equivalent to 30 hours per month) is included in the base annual salary.
